The beautiful Higher Mullacott Farmhouse comfortably accommodates up to 10 in five bedrooms and is the perfect self-catering property for large groups or families looking for a memorable summer holiday in North Devon. Situated on the outskirts of Ilfracombe, the farmhouse is within easy reach of many of the area number one attractions, including the award-winning Woolacombe beach, which is just a 10-minute drive away. This tastefully decorated farmhouse has a wonderful mix of period charm and modern day elegance. Dating back to the 17th century, the recently refurbished farmhouse (2021) has a wonderful home-away-from-home atmosphere. Finished to a very high standard the farmhouse has plenty of space both inside and out for all the family to enjoy. On the ground floor of the property there is a well-equipped farmhouse kitchen with flagstone floors, appliances fitted include an electric range cooker, a separate electric oven and hob, a fridge, two freezers, coffee machine and a dishwasher. The kitchen also has a comfy seating area, and a large dining table to seat 10. Shallow steps lead from the kitchen to the utility area where the washing machine can be found along with a ground floor cloakroom. A door leads out to the communal gardens, which cover around 3.5 acres and feature table tennis, a football area, a children's play area and landscaped gardens for enjoying a picnic. A smaller terrace area can be found to the front of the farmhouse. The living room at the farmhouse is full of character with exposed stone walls and wood beams. Within the lounge there are large sofas and a TV. Off the lounge is the handy downstairs bedroom, which has a double bed and benefits from an en-suite shower room. Upstairs there are a further four bedrooms, these include the Master with king-size bed and en-suite shower room, one double bedroom with a flat screen smart TV and king-sized bed, and one twin bedroom, and one double or twin (depending on your requirements) with a flat screen smartTV and fabulous views of the garden and the other with courtyard views. The final three bedrooms share the family bathroom, which has a bath with shower overhead. Please note, we are unable to accept pets at Higher Mullacott Farm. OUR CURRENT COVID CANCELLATION POLICY If your booking falls within a UK government lockdown and therefore cannot travel/ stay due to Government guidance (rules) on Covid, we will move your dates or offer a refund. Following the UK government’s latest announcement, all guests staying in a holiday cottage in England up to 19th July must be either following the rule of six or made up of no more than two households (this includes support bubbles). If your booking falls before 19th July, please expect an email to ask you to confirm that you are meeting the government guidelines. From July 19th, restrictions on household mixing will be lifted. The Manor and its Cottages are tucked down a peaceful, rural Devon Lane and offer you a truly tranquil and secluded holiday. You'll only be sharing the grounds and facilities with our other guests, you won't spot our nearest neighbours from your cottage or from the Manor gardens. Why not wander to find a picnic table with uninterrupted views of the Devon countryside and enjoy a glass of wine or a scumptious cream tea. Explore the grounds, checking in on our resident pets, emus, chickens, ducks, turkey, pea hens and last but no means lease our inquisitive peacock Albert. We have an indoor heated pool (available from Easter to the end of October), sauna, gym, a games room and a play tennis area, all on site for your convenience. After a day of exploring you can relax, unwind and socialise in the on site bar. Manor Cottage sleeps 5 people, it has: Bedroom One (sleeps 2) has double room, bathroom and Shower. Bedroom Two (sleeps 3) has one single bed, a set of bunk beds. Family bathroom There is an open plan lounge, kitchen and dining area with a table that seats five people comfortably. Free Wifi is available which is the fastest in the area. Towels and all bed linen is provided. All of our Self-Catering and Hotel Guests share access to these facilities.Parking for one car provided. With prior arrangement, additional parking can be made available in our overflow car park just up the lane. The cottage is the ideal location for a real family holiday. The trampoline in the paddock and loads of space for the children to play, you'll have fun and relax whatever the weather. Our communal areas and gardens are packed with unique features, such as our heritage water wheel, streams, pond as well as peacocks roaming the grounds. Set in 48 acres to explore. A car is recommended to visit all that North Devon has to offer but you can reach us easily by public transport with buses stopping at the top of our lane. Access to the Hotel and Self Catering Cottages is via a leafy Devon Lane - just take it slowly if you're used to motorways. We are located within minutes of secluded coves and many fine sandy beaches such as Woolacombe, Croyde, Putsborough and Saunton whilst having the convenience of being half a mile from the A361 (you'd never know it from our rural gardens!). Close by is the North Devon section of the South West Coastal Path and the Tarka Trail - over 30 miles of road-free walking and cycling through the heart of North Devon. Exmoor National Park is a few miles away and well worth a visit; With its gorgeous rolling valleys and oak woodland, it's the perfect place to walk whether you're a keen hiker or just want a gentle stroll.
